Greenwood School Lot

The former Greenwood school site is now the Greenwood Senior Apartments. The three-story mixed-income development includes 49 units. Although new construction, the red brick façade, stone parapets, and panel detailing echo the original school’s character. Amenities include community room with kitchenette, three-season porch, computer lounge, and a cards and crafts room. The grand opening and ribbon cutting were held on November 11, 2025.

BACKGROUND

Greenwood closed in 1997 and was designated as surplus during the Rightsizing process. Due to ongoing public health/safety concerns and conversations with surrounding neighbors, it was determined that demolition of the school building was necessary and could spur redevelopment of the site. Demolition was completed in Spring 2019. Block Real Estate Services began marketing the cleared site in June 2019.

On Sep 23, 2021, KCPS hosted a community meeting to collect community feedback on a senior housing proposal from Missouri Housing Partners (MHP), an affiliate of Fulson Housing Group. On October 6, 2021, KCPS entered into an option agreement with MHP for the redevelopment of the Greenwood site. MHP was awarded 9% Low Income Housing Tax Credits in December 2021 and exercised its option to purchase in January 2022. KCPS and the South Round Top Neighborhood Association (SRTNA) hosted several community meetings from February – June 2022 to collect neighborhood feedback on desired elements to be included in the Benefits Agreement and the Property Use Restriction Agreement.

KCPS sold the site on July 28, 2022. A term of sale includes the execution of the Benefits Agreement by KCPS, MHP and the SRTNA, which includes the creation of two funds for neighborhood projects and home repairs. The SRTNA is the beneficiary of a grant administrated by LISC that will assist the neighborhood to develop project priorities/guidelines for each of the funds.
